The SUKUUK Score is an automated evaluation tool for residential real estate crowdfunding. It makes the quality and security of SUKUUK financing transparent and comparable. The main criteria that are used to determine the SUKUUK Score are the property characteristics and the customer creditworthiness. Some detailed criteria are listed below.

Property characteristics

  • Real estate market

  • Macro location

  • Micro location

  • Housing quality

  • Plot

  • Rights to the property

  • Building

  • Residential unit

  • Outdoor facilities

  • Year of construction

  • State

  • Sustainable building materials

  • Equipment

  • Energy consumption

  • Renewable energy

  • Purchase price in relation to market value

  • Other criteria

Customer creditworthiness

  • Credit score

  • Equity

  • Liabilities

  • Household income

  • Budget expenditure

  • Expected number of years of work

  • Number of persons in household

  • Contract period

  • Investment amount in other SUKUUK crowdfunding

  • Waiting time for SUKUUK crowdfunding

  • Other criteria

The criteria are weighted differently depending on their importance. Thus, each criterion is evaluated using a predefined point scale. More important criteria are given a greater weight and vice versa. The sum of the weighted points of all the criteria is the so-called SUKUUK Score.

On the SUKUUK platform, the property with the highest SUKUUK Score comes first. This ensures that SUKUUK investors are always presented the best current offer and that the best qualified investment can be implemented as quickly as possible.
